THE CONSTRUCTION PROCESS
The success of this phase of your project start with the tender process. Only invite contractors with a proven track record who are capable of performing at the standards required for your project. Check on references and insist on seeing some finished buildings.
Evaluate tenders carefully to ensure that all work is included in the price offered. The architect and quantity surveyor will assist you with this process.
Signing of a reputable building agreement between the contractor and owner is essential. We recommend the JBCC agreement which defines all responsibilities and obligations of all parties for the duration of the contract.
The architect, if appointed as principal agent, will act as the ownerâs agent to administer the above agreement. This will also include inspections of the works for conformity to the contract documentation, certification of payments and completion and other duties as described in the agreement.
Attend the site meetings and inspections between the principal agent and contractor if possible to remain aware of the progress and standard of work performed.
Ensure that all your contractual obligations are in place and can be met. Selections and decisions to be made by you during the construction phase must be done timeously to minimize any risk of the contractor claiming for delays or additional costs incurred.
Resist making any design changes during construction. This will impact on the construction programme and have serious financial implications.
The architect, as your agent, will be responsible to certify conformity to specifications and accepted standards of work at completion.
Make the contractor responsible to obtain an occupation certificate from the local authority at completion, as part of the criteria to achieve practical completion as specified in the contract data.
