Financial implications
Determine a budget at the start of the project. This will clarify the scope of the project to all parties at the outset and avoid misinterpretations and surprises.
It is not possible to determine accurate construction estimates before a design has been formulated and rates for construction of similar buildings are often the only reference to be used. You can also refer to the Africa Property and Construction Handbook published by AECOM South Africa (Pty) Limited.
We can assist you to determine a budget at an early stage. It can be adjusted at a later stage as the design develops, but it does provide a basis for further project planning.
By engaging the services of a quantity surveyor or estimator at an early stage during the design process, the client can manage the cost of the project to suit his budget. A quantity surveyor will also prepare bills of quantities for tenders, take part in the evaluation of tenders and prepare evaluations for payments to the contractor during construction.
Make sure all costs are taken into account when planning a Financial Plan for your Project:
- Property cost
- Transfer and Bond Registration cost
- Consultant fees
- Re-zoning or other applications that may be required
- Municipal approval fees as well as service connections and bulk services contributions, if applicable
- Estate approval fees and deposits
- NHBRC contribution
- Temporary relocation (if required during alterations)
- Construction cost
- Landscaping cost
