Time factors
Determine a programme with target dates as soon as possible. This will allow you to plan things like marketing, lease agreements, sale of a property, school registration, relocation or even planning your vacation well in advance.
Make sure all factors are considered and allow realistic time periods for key processes to be executed.
Consider the following (some processes can run concurrently):
- Bond application, approval and registration
- Registration of transfer deeds
- Design process
- Technical and tender documentation
- Estate and municipal approvals
- Re-zoning or other applications required
- Tender period
- Construction period (allow for “Construction break” during December/January and seasonal conditions which may influence the construction time)
